Who is responsible you, or the city?
As a homeowner you may not realize you’re responsible for underground service lines that run from city property lines to your home. The cost of repairing or replacing piping and wiring on your property can be costly and usually isn’t covered by standard home insurance policies. Service Line Coverage is an optional type of coverage that you can add to some home insurance policies to protect you from losses due to failure of these lines. This is a new coverage that is not offered by all insurance carriers. Luckily Lloyd Sadd Insurance has access to many different insurers and if this coverage is important to you we can look into placing your insurance with a carrier that offers this service line coverage.
A quick guideline to know where your responsibility starts.
Check out this helpful chart provided by one of the insurance companies that Lloyd Sadd works with. This chart shows where the home owner is responsible and where the city is responsible. Often the city will visit a home owner and demand that they pay for a repair giving the home owner no choice but to repair it.
Know before you buy a new home
Did you know in Calgary property owners are responsible for all costs associated with maintaining and repairing the sewer line service connections from the buildings plumbing system all the way to the property line? Standard home inspections do not cover the structural integrity or condition of sewer or drainage line systems. The cost of replacing or repairing a main sewer line can cost $5,000 to $25,000. That is why it is critical for you to know the actual state of the sewer line and drainage systems before purchasing a property.
